EMERGENCIES: An emergency is a situation which may cause imminent physical danger or property damage. Any emergency should be call in immediately using our office number: (507) 454-4444. An emgergency phone contact number is always provided on our office voice mail system during times when the offices are closed. We maintain 24-hour on-call services to respond to emergencies and loud noise/party complaints.

The emergency number should be used only for emergencies ( as defined above). The use of the on-call emergency services number after business hours for routine non-emergency maintenance request or questions may result in a service call fee.

Question: Whom do I call for maintenance or service requests.
Answer: We require that all repair and maintenance requests be e-mail to office@WinonaStudentHousing.com. A better and easier way is to use the “repair requests form” on our REPAIR REQUEST page on this web site. Except in cases of emergency ( as defined above ), or in the event that you do not have internet access, it is our policy to accept all maintenance requests only online. This policy and procedure results in increased efficiency and accoutability for your benefit. All requests are are received by a number of individuals within our organization who follow up on all responses for purposed of quality-control. If you have roommates, please check with tme first before submitting repair requests so that we can take care of all of your issues in the shortest period of time with minimal disruption to your schedules. As the area’s largest provider of apartments and houses for rent, our full-time maintence staff strives to continually uphold our excellent reputation for responding to our renter’s concerns and for maintaining the hgihest standards for safety, conform and appearance of your home.

Question: What if I don’t think my problems are being addressed properly through the on-line system?
ANSWER: If you you feel that our staff has not adequately addressed a repair/maintenacne request; or have not responded in a satisfactory manner to any of your concerns within a reasonable period of time, please address you specific and detailed concerns including all relevant, detailed and specific information to our Director of Operations at office@WinonaStudentHousing.com . Please be sure to note: “Complaint to Director” in the subject line.
If, after a resonable period of time, you continue to feel that you have not been treated fairly, we encourage you to contact the owners via e-mail directly at owner@WinonaStudentHousing.com

Question: I’m having a big problem right now with my roommates and/or neighbors and/pr paying rent and/or one of your lease terms and or rules and regulations or other issue(s). How do I set up a meeting with you to discuss this?
ANSWER: We ar happy to meet with you in person, or to discuss any problems you may have concerning your unit by telephone. As a convenience for everyone involved, we ask that you first please e-mail us a detailed description of the problem / issue and how we can best help you with your concerns. Please be as specific as you can in your e-mail message regarding any relevant details as well as nay specific requests you may have.
Question: Do you allow smoking in your apartments?
ANSWER: NO. We have a strict smoke-free policy for all of our houses and apartments. If you smoke, please quit. There’s lots of help available for free, if you need it. Those things will will you.
Question: Do you allow pets?
ANSWER: Well “Fluffy” needs a home too! One cat per-unit is permitted with an additinal $500 refundable security deposit. We do not allow dogs to reside or to visit for any period of time. Fish and small caged pets are allowed without any additional secuity deposit.
Question: We need to rock? Can we have a party in our unit?
ANSWER: Don’t try to fight for you right to party!
We encourage you to enjoy your fine home and to understand that can include inviting a few friends over for a quiet get-together occasionally. Regarding large parties and/or loud music or other loud, disruptive noises. We must strictly enforce the terms of your lease prohibiting any loud noises or neighborhood disturbances of any kind in your unit. City ordinances and your lease strictly prohibit any gathering of people in your unit or in the yard which has the potential for creating a disturbance in the neighborhood. The city of Wiona aggressively prosecutes violators of the noise ordiance. Pentalties can include convitctions, fines and eviction. The law actually requires us to evit our renters in certain cases involving a violation of the noise ordinances! Don’t let his happen to you!

Question: There won’t be enough money in my checking account to pay my rent or my acount have been closed. I have changed banks and/or my financial aid will be late. What should I do about not being able to pay my rent?
ANSWER: Your obligation to pay your rent when it is due is one of your primary responsibilities under the terms of your lease. We take this very seriously, as should you. Please call us immediately if you anticipate any problems regarding the timely payment of your rent. If you call our office, before the rent is due, we may be able to waive some or all or your late fees if it is your first time being late. If you have roommates, all renters are responsible for the total amount of rent due each month. It is in your best interests to make sure all of your roommates (if any) are up to date in their rent payments. Please make sure you have exhausted all potential sources of short term loans ( for example - your bank, your parents or your roommates ) before you allow your rent to be late.
Question: What happens if I am unable to continue to reside in my rental unit until the end of the lease?
ANSWER: You and your roommates ( if any ) are legally responsible for the entire amount of rent for the lease term whether or not you continue to reside there. Please inform us immediately if you need to move out early or connot fulfill your lease terms for any reason. We can suggest ways to help you find a suitable replacement if desired. It’s a good idea to inform your roommates as well, since they will also have an incentive to find a replacement.
Question: Can I allow someone else to rent my space, if I am unable to live there, by sub-leasing to them?
ANSWER: Yes, but they must fill out an application form in our office, and be acceptable to any remaining roommates.
